تداعيات الحرب على إيران تضغط على قطاع البناء وتفاقم أزمة السكن في ألمانيا

بدأت تداعيات الحرب المفروضة على إيران تنعكس بشكل متزايد على الاقتصاد الألماني، وسط تحذيرات من تفاقم أزمة السكن وتراجع نشاط قطاع البناء نتيجة ارتفاع تكاليف الطاقة والمواد الأساسية.

وذكرت صحيفة “تاغسشبيغل” الألمانية أن السوق العقارية في ألمانيا تتجه نحو أزمة جديدة، في ظل انخفاض عدد الوحدات السكنية المشيدة خلال عام 2025 إلى مستويات هي الأدنى منذ سنوات.

وأظهرت البيانات أن عدد الشقق التي جرى بناؤها هذا العام بلغ نحو 206 آلاف وحدة فقط، بتراجع كبير مقارنة بالعام الماضي، فيما حذّر خبراء من أن احتمالات التصعيد في مضيق هرمز قد تزيد الضغوط على قطاع البناء والطاقة في البلاد.

وأشار خبراء اقتصاديون إلى أن ارتفاع أسعار الفائدة وتكاليف البناء والطاقة جعل تمويل المشاريع العقارية أكثر صعوبة، الأمر الذي أدى إلى تراجع الجدوى الاقتصادية للعديد من المشاريع السكنية.

كما لفتت التقارير إلى أن الشركات العاملة في القطاع تتوقع انخفاضاً إضافياً في الطلب خلال المرحلة المقبلة، وسط مخاوف من اتساع أزمة السكن وتباطؤ النمو في قطاع البناء الألماني.

وتوقعت المؤسسات المتخصصة أن ينخفض عدد الوحدات السكنية المكتملة هذا العام إلى نحو 185 ألف وحدة فقط، في مؤشر على عمق الأزمة التي يواجهها القطاع.
