“جيه إل إل”: نمو متواصل لقطاع العقارات الصناعية واللوجستية في السعودية

أظهر تقرير لشركة JLL أن قطاع العقارات الصناعية واللوجستية في السعودية واصل نموه خلال الربع الثاني من 2026، مع ارتفاع إجمالي عدد المنشآت الصناعية إلى 13660 منشأة، مقابل 12289 منشأة العام الماضي، مدعوما بثقة المستثمرين وتوسع النشاط الصناعي.

وتجاوزت معدلات الإشغال في المراكز الصناعية الرئيسية، بما في ذلك الرياض وجدة وحاضرة الدمام الكبرى، تجاوزت مستويات ال 90% خلال الربع الثاني، بالتزامن مع استمرار ارتفاع الإيجارات نتيجة محدودية المعروض من المساحات الصناعية وقوة الطلب.

وأشار التقرير إلى أن اضطرابات سلاسل الإمداد العالمية أسهمت في إعادة توجيه حركة الشحن نحو موانئ الساحل الغربي للمملكة، ما عزز مكانة السعودية كمركز لوجستي إقليمي ودعم الطلب على المرافق اللوجستية والصناعية.

وتوقعت “جيه إل إل” استمرار ارتفاع مستويات الإشغال على المدى القريب والمتوسط، مع بقاء السوق مائلا لمصلحة المؤجرين رغم دخول معروض جديد بشكل تدريجي.
