مجلس إدارة “ميفك ريت” يوافق على زيادة أصوله بـ 834.8 مليون ريال

أعلنت شركة الشرق الأوسط للاستثمار المالي “ميفك كابيتال” بصفتها مدير صندوق “ميفك ريت” عن موافقة مجلس إدارة الصندوق بتاريخ 25 يونيو 2026 على زيادة إجمالي قيمة أصول الصندوق عبر تنفيذ صفقتي استحواذ عقاريتين في مدينتي جدة ومكة المكرمة، بإجمالي قيمة تبلغ 834.8 مليون ريال.

وأوضحت الشركة في بيان على “تداول السعودية” اليوم الخميس أن الصفقة الأولى تتضمن الاستحواذ على ملكية مجمع تجاري مطور ومدر للدخل في مدينة جدة بمساحة إجمالية تبلغ 66.6 ألف متر مربع، بقيمة إجمالية قدرها 460 مليون ريال، غير شاملة ضريبة التصرفات العقارية.

وبيّنت أن تمويل صفقة جدة سيتم من خلال إصدار وحدات عينية للبائع بقيمة 349.3 مليون ريال، إضافة إلى مقابل نقدي بقيمة 110.7 مليون ريال، على أن يتم تمويل الجزء النقدي من حصيلة إصدار وحدات نقدية للمستثمرين بقيمة 130.5 مليون ريال.

وأضافت أن الصفقة الثانية تشمل الاستحواذ على ملكية أرض في مدينة مكة المكرمة مخصصة للتطوير العقاري بمساحة 36 ألف متر مربع، بقيمة إجمالية تبلغ 355 مليون ريال غير شاملة ضريبة التصرفات العقارية، وسيتم تمويلها بالكامل من خلال إصدار وحدات عينية للبائع.

وأكدت ميفك كابيتال أن زيادة إجمالي قيمة أصول الصندوق ستتم عبر قبول مساهمات عينية ونقدية، وذلك بعد استكمال الموافقات النظامية اللازمة.

وتوقعت الشركة أن تسهم الصفقة، بعد إتمامها، في تحقيق أثر إيجابي على أداء الصندوق، مشيرة إلى أن تنفيذ الزيادة لا يزال خاضعاً لموافقات كل من هيئة السوق المالية وشركة السوق المالية “تداول السعودية” ومالكي وحدات الصندوق، إلى جانب استيفاء المتطلبات التنظيمية الأخرى.

وأضافت أنها ستعلن عن أي تطورات لاحقة تتعلق بالصفقة في حينها.
